Consultation has concluded

Wollongong City Council has received a draft Planning Proposal request (PP-2024/1) for the rezoning of land at 21 Barham Place, Horsley, NSW 2530. (Lot 203 DP 1290802).

Council is seeking initial community feedback on a draft Planning Proposal. The draft Plan seeks to amend the planning controls in the Wollongong Local Environmental plan 2009 by:

  • Rezoning a part of the site from the existing RE2 Private Recreation zoning to R2 Low Density Residential (see attachment 2).
  • Introducing a building floor space requirement to 0.5:1. There is currently no floor space ratio assigned to the site. Floor space ratio is the ratio between lot size and the permissible building floor space. For example, on a 500m2 lot, a 0.5:1 floor space ratio will enable building floor space of 250m2.
  • Introducing a minimum lot size of 449m2 as per R2 zoning provisions. There is currently no minimum lot size applying to the site. The minimum lot size refers to the smallest size an individual lot can be.

This planning proposal will be referred to the Local Planning Panel for advice prior to reporting to Council. Interested parties will be notified of the date of the Local Planning Panels’ and Council’s public meetings to provide an opportunity to make representation.
