Preliminary Exhibition of Planning Proposal for 20-22 Underwood Street, Corrimal

Consultation has concluded
Council has received a draft planning proposal for 20-22 Underwood Street, Corrimal (Lot 2627 DP 1180290) which seeks to amend Wollongong Local Environment Plan 2009 (LEP) for the purpose of permitting an alternate range of land uses on the site, namely “medical centres”, and to increase the maximum floor space ratio allowed for this site. The proponent has nominated two (2) options to achieve this;
Option 1
Amend the Land Zoning Map and Floor Space Ratio Map of Wollongong LEP 2009 only relating to Lot 2627 DP 1180290, as follows:
Amendment to the Land Zoning Map to rezone the site from R2 Low Density Residential to B2 Local Centre to permit development of the purpose of a “medical centre”. This zoning would also permit an alternate range of land uses to the current zoning, as listed in the applicable land use table.
Amendment to the Floor Space Ratio Map from 0.5:1 to 1.5:1. The increased ratio would be consistent with the floor space ratio of B2 Local Centre Zone adjacent to the site.
Option 2
Amend Schedule 1 - Additional Permitted Uses and the Floor Space Ratio Map of Wollongong LEP 2009 only relating to Lot 2627 DP 1180290, as follows:
Include a ‘‘medical centre” as an Additional Permitted use on Lot 2627 DP 1180290 pursuant to clause 2.5 and Schedule 1 of the Wollongong LEP 2009.
Amendment to the Floor Space Ratio Map to increase the maximum floor space ratio from 0.5:1 to 0.75:1.
To assist Council in forming an opinion in the proposal, Council is notifying surrounding land owners and stakeholders prior to reporting the draft planning proposal to a Council meeting later this year.
If Council resolves to progress the planning proposal there will be a formal community consultation period as part the Gateway Determination.
The draft planning proposal may be viewed between 19 March 2014 - 2 April 2014. The full proposal can be downloaded from this page - refer to the link to the right. Copies of the documents can be viewed in hard copy at Wollongong Central and Corrimal Libraries during library hours.
