Draft Section 94 Development Contribution Plan for Calderwood Urban Release

Consultation has concluded

On 14 September 2015 Council resolved to prepare a draft Section 94 Development Contribution Plan for Calderwood Urban Release.

The draft Calderwood Section 94 Plan (the draft Plan) is to establish a mechanism under the Environment Planning and Assessment Act 1979 to enable Council to seek contribution from development of the area. The contributions will go towards the costs of enhancing community infrastructure including open space, pedestrian and cycle links, playgrounds, roads, bridges, stormwater management drainage facilities and administration costs.

The draft Plan provides a list of all the projects that will be funded through the plan. These projects are centred transport infrastructure needs for the increase in population as a result of residential development. The draft Plan would replace the current means of the Section 94A Development Contribution Plan applying to other areas within the LGA.

The draft Plan was initially placed on exhibition 1 June 2016 – 30 June 2016. Since exhibition, new information has developed. Council has considered submissions received, updates to traffic modelling and the results of an external review by IPART of the draft West Dapto Section 94 Development Contributions Plan (a document that also shares responsibility for listing community infrastructure requirements and establishing contribution methods and requirements). The draft Plan on exhibition has been updated to incorporate some adjustments made as a result of preparing the West Dapto Section 94 Development Contributions Plan in response to IPARTs Assessment.
